Sherman Way LAFH | Reseda, Los Angeles, California
Guerdon partnered with LA Family Housing, Abode Communities, KFA Architecture, and Suffolk Construction to deliver 18722 Sherman Way, a four-story, 64-unit permanent supportive housing development in Reseda. The project provides 63 studio apartments for formerly homeless individuals and one two-bedroom manager’s unit.
The ~80,000 square foot building was manufactured using Guerdon’s volumetric modular construction, which accelerated the schedule while ensuring quality and cost control. Modules were built in Guerdon’s Boise factory and transported to Los Angeles for installation. By completing much of the structure offsite, the project reduced neighborhood disruption and allowed site work and factory production to proceed simultaneously.
An important milestone in this project was the developer’s decision to pivot from another manufacturer and move forward with Guerdon. Their team first visited the Boise factory on an exploratory trip just ten months before modules were set on site, underscoring the ability to adapt quickly and maintain momentum toward critical housing goals.
In addition to housing, the project integrates ground-floor supportive services, landscaped outdoor space, bicycle storage, and surface parking. Designed to achieve LEED Silver certification, it exceeds accessibility requirements with units reserved for residents with mobility and sensory impairments.
Construction began in late 2024, with completion and occupancy targeted for Spring 2026.
