The Second Street Studios are a 135 unit Affordable Housing Project in San Jose, California by First Community Housing. Located at the corner of South Second Street and Keyes Street, the project will feature four floors of energy-efficient studio and one-bedroom apartments over 11,211 square feet of social service retail space on the ground floor.

Constructed in Guerdon’s 125,000 square foot Boise, Idaho production facility, the project’s timeline will be accelerated and the finished units will offer residence a higher quality living space over traditional building methods.

Second Street Studios are expected to receive a LEED (Gold or Platinum) certification. Some of the green aspects aiding in that certification include a living roof, use of green building materials, and the use of modular construction building methods.

Weeks before production began, a modular prototype was constructed and assembled at Guerdon’s Boise, Idaho facility. The developer’s key decision makers, general contractor and critical sub-contractors, all visited the Guerdon to walk the units and review the finishes. Far better than looking at a blueprint, Guerdon’s modular prototype process is a real opportunity to experience a completed unit and make final tweaks before construction begins. Learn more about the prototype process in this blog post.
