The first modular-built hotel in the San Francisco Bay Area and the first modern-day modular project in Hilton’s portfolio.

The developer selected modular construction for several reasons; quality, speed, and the limited availability of skilled construction workers in area.

The 155-room project was built as a hybrid with a site built first floor to allow for taller ceilings and modular built guest rooms on floors two through five. Each prefabricated suite included a kitchen, a living room and a bedroom, along with furniture, fixtures and equipment installed at the factory.

Though modular construction does not always translate into lower building costs, speed to market is what sealed the deal for the developers on this particular project. You’ve heard the phrase “Time is money” and in the construction world, it really does ring true.

The hotel took only 16 months to complete from breaking ground to occupancy. It would have taken 24-30 months to build a hotel of this kind using conventional methods. With above average occupancy rates in the Bay Area, it is estimated that opening (on the conservative side) 8 months early added over $6 million dollars in additional revenue.

The hotel includes eco-friendly features such as solar panels that are expected to generate nearly 50% of the building’s energy, a bio-retention pond to filter rainwater run-off, a trash compactor, and parking spaces with charging units for electric vehicles.

Guerdon has had a strong run in building many “Firsts” in the hospitality industry. A strong focus on quality, speed, and cooperation with the brands has helped pivot modular construction for hotels into the forefront. The development team on this project was eager to be on the forefront and went through the paces to educate themselves, seeing this as the first of many modular hotels in their portfolio. The team evaluated every aspect of the process to squeeze as much benefit out of the pre-fab process and learn as much as possible. The success of this project came down to the team effort from all who were involved.
