Guerdon is proud to deliver the first-ever Division of the State Architect (DSA)-approved modular student housing project in California. Located on the Compton College campus, this groundbreaking facility will provide 250 beds across a variety of unit types—including traditional doubles, semi-suites, and studio apartments—to serve low-income and housing-insecure students.

Backed by $80 million in state funding under AB 183, the Compton College project is among the most stringent builds we’ve undertaken. Our typical premium finish level has been elevated even further to meet the high expectations of DSA and the college’s vision for excellence. Representatives from DSA, Bernards (the general contractor), inspectors, and college stakeholders are stationed at our factory to ensure unified quality control and precision at every stage.

With 89 Guerdon-built modules forming three wings connected by shared community spaces, this project sets a new benchmark for modular student housing in California.
