Buckskin Charlie Apartments | Ignacio, Colorado
Nestled in the heart of southern Colorado, the Buckskin Charlie Apartments represent a modern, efficient approach to community-focused housing. This development, commissioned by the Southern Ute Indian Tribe, brings 60 new modular apartment units to Ignacio, Colorado—located approximately 25 miles southeast of Durango.
The project comprises two apartment buildings, each constructed from 45 modules and housing 30 living units. The mix of one-, two-, and three-bedroom layouts was designed to support a range of household sizes, serving both Tribal members and the wider Ignacio community. Modules were built at Guerdon’s factory in 2025, with the first going online in March. From factory floor to final occupancy, the entire project is slated for completion within the same calendar year.
Guerdon’s strong history in southern Colorado—including a prior collaboration with FCI Constructors on a project in Durango—was a key factor in the team’s selection. The Tribe’s openness to efficient, “off-the-shelf” solutions enabled Guerdon to deploy proven designs with minimal modifications, streamlining production and reducing design-phase overhead.
Located on a 3-acre site known as Buckskin Charlie, the multi-building complex will ultimately include two apartment buildings, a community amenity center, maintenance building, and storage units. Each modular unit complies with the 2018 IBC, IFC, and IECC codes, and includes features such as 9-foot ceilings, private balconies, and provisions for electric or gas utility hookups. The buildings are topped with flat roofs and designed to accommodate exterior canopies and shared corridors.
This modular development reflects the Tribe’s commitment to high-quality, resilient housing solutions that blend speed, cost-efficiency, and long-term livability.
