Sterling Manor is a 6 building apartment complex located on Green Falls Drive in the most affluent neighborhood in Regina, SK. The 320 unit project is the largest apartment complex constructed in the city to date. Completed in 2015, the project includes a mix of 224 two bedroom suites and 96 one bedroom suites.

All suites come equipped, from the factory, with in suite central heat and air conditioning, full sized appliances (including fridge, dishwasher, oven and microwave) and hookups for in suite laundry. Tenants also appreciate the contemporary interior finishes like granite countertops and oversized windows that allow plenty of light. Sterling Manor residents also enjoy an amenity rich community center (site built) with an outdoor swimming pool, barbecues, fire pit, fitness center, tenant lounge, and concierge services.

Deveraux Developments, the General Contractor that built Sterling Manor has twice won the Regina and Region Homebuilders Environmental Leadership Award (2014 & 2015) for multi-family, modular projects like Sterling Manor.

Environmental benefits of this project include:

  • Low flow water fixtures in suites to reduce water consumption and energy requirements for boilers
  • Enhanced indoor air quality through the use of low VOC materials, paints and adhesives with no added urea formaldehyde
  • Installation of air exchange systems that allow a controlled method of providing air exchange in the complex and to ensure that there is no moisture in walls
  • Efficient water distribution and pipe insulation, along with high efficiency HVAC systems and mastic sealed duct work
  • Energy star rated windows, light fixtures, and appliances
  • Factory precision that leads to tightly sealed connections, minimizing air leakage and improving energy efficiency
  • Rigorous construction methods that reduce construction material waste and a factory-based recycling program for lumber and drywall
  • Reduced on site construction traffic and noise, due to the dramatically compressed construction schedule
  • Limited weather concerns due to factory construction, thus reducing exposure to rain, snow, wind, dust and UV rays – limits risk of dust contamination and/or mold
