“Expect To See More” Modular Construction Technology

When analyzing multi-family and hospitality construction trends, modular technology is among those generating the most buzz. With speed-to-market a top priority for developers and general contractors, it’s easy to understand the increasing adoption of modular. In a recent article for The Sacramento Bee, Cathie Anderson examined the growing demand for modular through the lens of two Guerdon projects: A Fairfield Inn & Suites in Folsom, California and Eviva Midtown, a condominium-style apartment building in downtown Sacramento.

In her story, Cathie speaks with Matt Samuelson of Integral Gude, who talks about how important the efficiency of modular technology is for hotel and multi-family housing projects.

One of the benefits of this new construction is that you are running parallel operations on a schedule. You’re actually manufacturing units as the podium is being constructed, so that when they’re ready to be set on this podium, you can start setting them. Otherwise, you have a podium that sits for six to eight months until the units are ready. If you’ve got units being built while you’re building the podium, then you need to make final design decisions before you begin.

Getting projects to market months ahead of schedule means quicker return on investment for stakeholders. Therefore, according to Cathie, “The message from general contractors, developers and designers is: Expect to see more.”
